In 2011, Ron Kennedy the owner of 20/20 PI recognized the benefit of provided regular inspections for rental properties and landlords. He felt that having licensed home inspectors would help remove some of the challenges and liabilities property management companies were dealing with. 20/20 PI is first inspection company to initiate and develop the inspection service for the Rental Property Industry.

      Move-in Inspection & Report: Provides independent documentation as to the condition of the property prior to tenant occupancy.

      Move-out Inspection & Report: Provides independent documented proof of property condition for security deposit decisions.

      Lease Renewal Inspection & Report: Provides independent documented proof of property condition to determine if the tenant’s lease can be renewed. 

      Property Acquisition Inspection: Similar to a home inspection.  Provides documented proof of issues that exist prior to accepting the property to manage.

      Semiannual or Periodic Property Condition Inspection: For the owner/investor who wants extra-special attention for the property and to let the tenant know that the owner truly cares about the property.

    • Pest Control Services

      Quarterly, Annually or One Time Pest Intervention: Treatment of the property for pests such as: Cockroaches, ants, spiders and other general pests. Quarterly, annually and one time treatments. 

      Add-On Pest Intervention Service: Pest Intervention Service to be included with any of the above inspections.

      Mold Inspection: Inspection and Air Quality Sampling for properties that need to be verified as having acceptable air quality.

      Moisture Intrusion Inspection: Use of Infrared camera and other moisture testing equipment to determine severity of damage, living conditions and make repair and habitability determinations and recommendations.

    • Homeowners’ Insurance Inspections

      Wind Mitigation Discount Inspection: Provides up to a 5 year discount for most home owners.

      4pt. Insurance Inspection: Required to obtain home owners’ insurance for some homes 24 years and older and all homes 40 years and older.
